Bulgaria

Bulgaria is a country of immense variety, both geographically and culturally. As a destination, the country has only received widespread recognition within the last couple of years, with many locations yet to be discovered by international tourism. This process is already underway and the stereotypical image of poverty and deprivation that once characterized Bulgaria as a country became a thing of the past.

Situated at the heart of the Balkan Peninsula, the land-bridge between Europe and Asia, it has been centre stage for many of the world’s great civilizations, migrations and epochs. The result is a culture and history that is incredibly diverse, rich and colorful. The Bulgarian landscape is blessed with endless beaches of white sand and crystal clear topaz waters, unspoiled mountain ranges and national parks, wonderfully quaint villages and sun drenched vineyards, relentlessly warm summers and snow blessed winters.

The country is also rapidly becoming one of Europe’s most popular skiing destinations, a winter wonderland that combines excellent modern facilities with breathtaking scenery – imagine skiing miles of fresh powder amid magical pine forests then unwinding in a hot tub with a glass of local wine and a view to die for! The Republic of Bulgaria covers 110,910sq km and has a population of 7.5 million. The capital city of Sofia has 1.3 million residents. The language is Bulgarian and the currency is the Bulgarian Lev (BGN). 87% of the population is Bulgarian Orthodox, 12% Muslim.

Major industries include the production of food and wine, machinery, electronics, chemicals and textiles. Bulgarian real estate sector is currently very buoyant – there is no shortage of eager investors, and those keen to act as sales agents. The market reached incredible heights recent years, boosted by foreigner interest and by the increased purchasing power of Bulgarians thanks to the increased availability of mortgage loans.

Why to invest?

· 25% price growth in the last 12 months
· Still lowest real estate prices in Europe
· Strong year round corporate letting market in Sofia
· Dramatic increase in demand for quality accommodation at Bulgarian resorts
· Strong drive for property purchase from Bulgarians living abroad
· Bulgaria on the agenda of top European real estate investment funds
· Bulgaria is fortunate – virtually the whole country is picturesque and unspoiled. However, location and proximity to cities, airports, etc. is of importance if you are looking for regular rental income.
